Plymouth Had Its Biggest Quarter in 18 Months and Still Ended Summer With 162 Homes Unsold

For anyone selling a house in New England, September is when the season ends. The spring buyers have bought. The families with kids have closed before school started. A house that has been on the market since May now faces a decision: cut the price, ride it into the fall, pull it and wait for spring, or find another way out.

Plymouth reached that point with two records at once.

Record one: the busiest quarter in our data

Plymouth closed 253 single-family sales between July and September 2026. That is up 25.9% from 201 in Q3 2025 and the most in any quarter we track. July and August each delivered about 90 closings, and September added 74 more, up from 61 a year earlier.

Plymouth is by far the biggest market in our coverage, with 522 sales so far in 2026. When its numbers move this much, it is not a quirk of a few transactions.

Other Q3 numbers were solid too. The average sale price was $788,653, up 3.2% from $764,005. Homes sold in an average of 40.9 days, down from 48.3. Buyers paid exactly 100.00% of asking across the quarter.

Record two: the most homes left standing

Here is the other side. At the end of September, Plymouth had 162 single-family homes for sale. That is the most in our 19-month record, 28.6% more than a year ago, and 39 more than at the end of August.

Read that last number again. Plymouth sold 74 homes in September and still finished the month with 39 more listings than it started with. New supply outran sales by a wide margin.

Months of inventory rose to 1.97, from 1.62 in August, just under the statewide 2.05. September closings took 54 days on average, up from 30 in July and 41 in August. And sellers accepted 99.88% of asking, just under list.

Why both records happened together

Plymouth had a strong summer because buyers had choice and financing was cheaper than it is now. Those 253 closings were mostly contracts written in May through August, when the 30-year rate was around 6.5%.

The 162 listings are a different group of sellers. Some are fall listers who watched the summer and decided to try. Some are spring listers who have now been relisted. Either way, they are coming to market as buyers adjust to a 7.28% rate, according to Freddie Mac’s October 1 survey.

Plymouth’s diversity makes this sharper. A three-bedroom in North Plymouth or West Plymouth, a newer home in The Pinehills, a cottage in Manomet or White Horse Beach, and a waterfront property in Chiltonville are all in the same 162 count, but they are in very different markets. The seasonal and cottage stock in particular has a narrow window. Many of those buyers want to use the house next summer, and they are not shopping in November.
