Massachusetts Housing Market, September 2026: Q3 Was Strong. Then Mortgage Rates Hit 7.28%.

Every housing report published this fall needs to be read with one date in mind. On October 1, 2026, Freddie Mac reported the average 30-year fixed mortgage rate at 7.28%. Three weeks earlier it was 6.76%. Over the summer, when most of the homes in this report went under contract, it sat closer to 6.5%.

So the numbers below are a snapshot of the Massachusetts market at the end of the cheaper-money era. A September closing is usually a July or August handshake. The rate spike shows up in October, November and December data, not here. What the third quarter gives us is a clean baseline: this is how the market behaved right before the rules changed.

And it behaved well.

The busiest quarter in our data

Massachusetts sold 11,984 single-family homes between July 1 and September 30. That beats Q3 2025 by 244 homes and is the highest quarterly total in the six quarters this data set covers. It also caps a sharp recovery: in the first quarter of 2026 only 5,912 homes changed hands statewide, the slowest stretch in the record.

The shape of the year matters here. Buyers sat out a cold, thin winter, came back hard in spring, and peaked in June and July, when 4,631 and 4,655 homes closed. Volume then tapered to 3,839 in August and 3,490 in September, which is a normal seasonal fade and still a 2.2% improvement on September 2025.

Prices: the “slide” was mostly the calendar

Last month we wrote that statewide prices had fallen four months in a row from their April peak. September made it five: the average single-family sale came in at $852,225, the lowest monthly figure since February.

Quarterly data puts that in better perspective. The average Q3 2026 sale was $881,238, down 2.9% from Q2. In 2025 the same Q2-to-Q3 step was a 2.7% drop, from $891,835 to $867,920. Massachusetts prices soften every late summer, when the high-end spring listings have cleared and the fall mix tilts toward smaller homes. Year over year, Q3 prices were still up 1.5%.

So the price picture going into the rate spike was flat to slightly positive. Prices were not falling apart. They had stopped climbing.

The number that should get a seller’s attention: 8,495

At the end of September, 8,495 single-family homes were listed for sale in Massachusetts. That is 27% more than a year ago and the highest count in our data. The previous high was 6,911, in July.

Months of inventory rose to 2.05, up from 1.67 last September. That is still a seller’s market by the textbook six-month definition, but it is the highest reading since April, and the listing count jumped by more than 1,600 homes in a single month.

Two other details tell you what kind of inventory this is. Asking prices on active listings average $1,261,290, down 9.2% from a year ago, which means more mid-priced homes are hitting the market. And homes sold for 99.38% of their asking price in September, the first month below list since March. Sellers were already conceding a little at the negotiating table before rates moved.

What changes now that rates are above 7%

The arithmetic is simple. On the Q3 average sale of $881,238 with 20% down, the monthly principal and interest payment is about $4,456 at 6.5% and about $4,824 at 7.28%. That is roughly $368 more a month, or about $4,400 a year, for the same house. Put the other way, the payment that bought an $881,000 house at 6.5% buys about $814,000 at 7.28%.

Buyers who were approved in August are being re-qualified in October at a lower price ceiling. Some will step down a price band. Some will wait. Either way, the 8,495 listings now on the market are going to be competing for a smaller pool of qualified buyers through the winter, and that is the backdrop for the rest of 2026.

What this means if you own a Massachusetts home

If your house is updated and priced to the market, Q3 says you can still sell it on the open market. Homes closed in 42 days on average in September, close to list price.

The harder case is the house that needs work. When inventory is at a record and buyers’ budgets just shrank, the listings that sit are the ones with problems: a dated kitchen, a roof at the end of its life, an oil tank, water damage behind the walls that a buyer’s inspector will find in the first twenty minutes.
