In August we published a headline we were proud of: Rockland homes had sold above asking price in 17 of the last 18 months. We explained why we thought the streak was holding.
In September, it broke. The average Rockland single-family home sold for 98.65% of its asking price. Since March 2025 that has happened only one other time, in October 2025.
When a streak you wrote about ends a month later, the honest thing is to say so and then look at whether it matters. Here is what changed, what did not, and what we think it means.
What changed in September
Three things moved at once.
Inventory hit a record. Rockland had 25 single-family homes for sale at the end of September, up from 16 in August and 13 a year earlier. That is nearly double last September and the most in our 19-month record for the town. As recently as August 2025, Rockland had seven.
Sales thinned out. Seven homes closed in September, the fewest since January. In June, 26 did.
Supply caught up with demand. Put those together and months of inventory rose to 1.61, from 0.98 in August. That is the highest since May, and close to the point where buyers start to feel they have time to negotiate.

What didn’t change
Look at the full quarter and Rockland is in about the same place it was a year ago.

Buyers paid more over asking in Q3 2026 than they did in Q3 2025. July and August came in at 103.68% and 103.47%. The over-asking market did not disappear over the summer; it ended in the last month of the quarter, on a small number of sales.
And the reason Rockland has been strong is still in place. The average asking price on Rockland listings is $563,603, the lowest of any market we cover. It remains one of the few South Shore towns where a buyer can find a single-family home in the $500,000s.

What it means
Seven sales is a small sample, and one month below list price is not a trend. But it lines up with a real change in Rockland’s supply: the town spent most of 2025 with fewer than 15 homes for sale, and it now has 25.
The timing adds to it. Rockland’s buyers skew toward first-time and entry-level purchasers, often with FHA loans and smaller down payments. They are the buyers most affected when the 30-year rate moves from around 6.5% in the summer to 7.28% on October 1. September’s closings came from contracts signed before most of that increase. October’s will not.
Our read: Rockland’s over-asking market is pausing, not ending. Updated homes in good locations will keep drawing multiple offers. Homes that need work will feel the shift first.
