Last month, Rockland’s over-asking streak broke. Homes sold for 98.65% of list in September, only the second below-asking month in a year and a half, and we wrote a full report on what it did and did not mean.
October answered the question. Rockland homes sold for 101.19% of asking. Buyers are back to paying over list.

What made Rockland different in October
Rockland did this in a month when Weymouth, Quincy, Bridgewater and the state as a whole all sold below asking, and with mortgage rates above 7% for the entire month. Three things set it apart.
Price. Rockland’s active listings are asking an average of $566,700, the lowest of any market we track, and about $50,000 below Holbrook, the next most affordable. At 7.24%, a 20%-down buyer’s principal and interest on Rockland’s October average sale of $611,944 is about $3,336 a month. In Weymouth or Bridgewater, a similar house costs more.
Speed. October’s sales closed in an average of 28 days, down from 39 a year ago. Rockland homes that are priced right still move in under a month.
Steady volume. Rockland closed 9 sales in October, one more than October 2025. From August through October, it closed 31 homes, almost exactly the 32 of a year earlier, and buyers paid 101.68% of asking over those three months, more than the 101.03% of last year.
The supply caveat
None of this means Rockland is as tight as it was. The town had 23 single-family homes for sale at the end of October, down slightly from September’s record 25 but up 64% from 14 a year ago. Months of inventory reached 2.04, the highest in our 20-month record. In August 2025 it was 0.42.

So Rockland has two things going on at once. Buyers still compete for well-priced homes in an affordable town. And there are now enough listings that homes priced too high, or in poor shape, can sit. The 23 active listings have been on the market an average of 55 days, up from 43 in September.
The average October sale of $611,944 was 2.8% lower than a year ago, and it is in line with Rockland’s year-to-date average of $614,876.
Our September Rockland report has the background on the streak.
Thinking about selling a house in Rockland?
If your house is in good condition, Rockland’s affordability is still working for you. Buyers who have been priced out of Hingham, Hanover and Weymouth keep landing here, and they are still willing to go over list.
The houses that get left behind are the ones that need more than a buyer at Rockland’s price point can afford to fix. Much of Rockland’s housing is 1950s and 1960s capes and ranches with original systems, along with older homes near Union Street. Add a serious problem — a flooded basement, a failed roof, or a fire — and an owner can spend months trying to work out what to do with a house after a fire, while the mortgage, taxes and insurance keep coming.
