Hull Is the One Massachusetts Town Where Buyers Still Negotiate — and Win

Across ten South Shore towns and the Massachusetts market as a whole, one place breaks the pattern completely.

Hull homes sell for less than the asking price. Consistently. Month after month.

In August 2026, the average Hull single-family home closed at 96.94% of list. Weymouth got 104.01%. Rockland got 103.47%. Massachusetts as a whole got 100.17%. Hull sellers, on a $1.1 million average sale, effectively left about $35,000 on the table relative to what they asked.

And this is not an anomaly. Over the last eighteen months, Hull has closed below asking price in fifteen of them. It has cracked 101% exactly once, in October 2025.

Why a market can be expensive and still favor buyers

Hull is the highest-priced market in this report. The average sale in August 2026 was $1,100,250 — the only town here above a million, and well clear of the Massachusetts average of $883,163. The weighted average across March through August was $996,117, up a striking 15.7% from $861,020 in the same 2025 window.

Prices up 15.7%, and yet buyers still get a discount off asking. How?

Because Hull is a peninsula with a specific, seasonal, discretionary market. Nobody has to buy in Hull. The buyer pool is second-home purchasers, retirees, people who want to be on the water — and every one of them can walk away. When a market’s demand is optional rather than necessary, buyers negotiate, and they win.

It also takes time. Homes that closed in Hull in August 2026 had been on the market 63 days, up 34% from 47 days a year earlier. Across January through August, the weighted average was 60.9 days — the slowest of any market in this report, and roughly 50% slower than the Massachusetts average of 41 days. Active unsold listings have been sitting an average of 89 days.

Hull is a market where you list, you wait, and then you deal.

The inventory picture is actually improving for sellers

Here is the genuinely good news in Hull’s data, and it is easy to miss.

Months of inventory has fallen from 3.31 in August 2025 to 2.04 in August 2026 — a 38% tightening, one of the biggest supply improvements in this entire report. In April of this year Hull was carrying 5.45 months of inventory. It has cut that by nearly two thirds in four months.

Active listings dropped from 29 a year ago to 23 today, down 21%. And volume rose: 61 homes sold March through August 2026 against 46 in the same 2025 stretch, a 33% increase. More sales against fewer listings is exactly the combination that tightens a market.

Hull still carries the deepest supply of any town here besides West Bridgewater. But the trajectory over the past four months has run firmly in the seller’s direction, which is more than most of these towns can say.

A note on Hull’s monthly whiplash

Hull sold six homes in August. Three in February. Three in January. When a town transacts in single digits most months, its average sale price becomes an unreliable narrator.

January 2026 averaged $1,146,333 across three sales. February averaged $577,500 across three sales. Nothing fundamental changed in Hull between those months — three oceanfront properties happened to close in one and three modest inland ones in the other.

So treat the six-month averages as the truth here and the individual months as anecdotes. The six-month truth is that Hull prices are up meaningfully, Hull takes a long time to sell, and Hull buyers negotiate.

Selling a house in Hull

Hull has a housing stock unlike anywhere else on the South Shore: turn-of-the-century summer cottages that were converted to year-round use decades ago, homes in flood zones with the insurance costs that come with that, properties exposed to salt air and storm damage year after year, and a real spread between beachfront and back-of-the-peninsula value.

That mix produces a lot of houses that are difficult to sell conventionally. Flood zone designation and elevation certificates complicate financing. Older cottages often have knob-and-tube, undersized systems, or foundations that have quietly suffered. Storm damage claims sit on property histories. And a seasonal buyer pool means a listing that misses the spring window can sit until the following year.

Bluefin Property Buyers buys Hull homes for cash, as-is, with none of that mattering. Flood zone is not a problem for us. Neither is deferred maintenance, storm damage, an unfinished renovation, a property that has been vacant for years, or a family cottage that four siblings cannot agree on. We do not need an appraisal, a lender, or an inspection to pass. We make an offer and we close on the date you name.

If the alternative is a sixty-day listing that becomes a hundred-and-twenty-day listing while you negotiate down from your asking price, it is worth seeing the number. Get a free cash offer on your Hull property here, or read our statewide Massachusetts market overview for the wider context.

Frequently Asked Questions

Why do Hull MA homes sell for less than the asking price?

Hull’s buyer pool is largely discretionary — second-home buyers, retirees and waterfront purchasers who can walk away from any deal. That gives buyers negotiating leverage. Hull has closed below asking in 15 of the last 18 months, at 96.94% in August 2026 versus 100.17% statewide.

What is the average home price in Hull Massachusetts?

The average single-family home sold for $1,100,250 in August 2026, the highest of any town in this report. The weighted average across March through August 2026 was $996,117, up 15.7% year over year.

How long does it take to sell a house in Hull MA?

Hull is the slowest market in this report. Homes closing in August 2026 had been listed 63 days, and the January-to-August weighted average was 60.9 days versus 41 days statewide. Active unsold listings have been sitting an average of 89 days.

Can I sell a Hull house that is in a flood zone?

Yes. Flood zone designation, elevation certificates and high flood insurance costs frequently complicate conventional financed sales, but they do not affect a cash purchase. Bluefin Property Buyers buys Hull properties in flood zones as-is with no repairs required.

Is Hull a buyer’s market or a seller’s market in 2026?

It has been shifting toward sellers. Months of inventory fell from 3.31 in August 2025 to 2.04 in August 2026, and sales volume rose 33% over the March-to-August window. Buyers still hold negotiating power on price, but supply has tightened considerably.
