East Bridgewater Has 29 Homes for Sale and Sold 3. Buyers Are Now Setting the Price.

Three.

That is how many single-family homes closed in East Bridgewater in October 2026. A year earlier it was nine. In July and August it was thirteen each.

Meanwhile the town had 29 homes for sale at the end of the month, up from 20 in September and 11 a year ago. Put those numbers together and East Bridgewater carries 3.31 months of inventory, the highest in our 20-month record for the town, and the highest of any market we cover this month. Massachusetts as a whole is at 2.19.

No town on our list has moved further toward buyers this fall.

Buyers are negotiating, and winning

The three homes that sold went for 96.15% of their asking price, the lowest sale-to-list ratio in our East Bridgewater record. On a $600,000 list price, that is a $23,000 discount.

Two months ago, East Bridgewater’s story was a $270,502 gap between what sellers were asking and what buyers were paying. In September, sellers cut, and the gap narrowed to $187,488. In October it widened again, to $234,470: active listings are asking an average of $807,803, while October’s sales averaged $573,333.

That is a market where many sellers are still pricing for the summer and buyers are pricing for November.

How big is the shift?

Small numbers make single months jumpy, so look at three months instead. From August through October 2026, East Bridgewater closed 22 single-family sales at an average of $622,046. A year earlier, the same three months saw 31 sales at $677,727. That is 29% fewer sales and an 8.2% lower average price, with buyers paying 99.14% of asking versus 100.84% last year.

Some of that is rates. East Bridgewater’s buyers are mostly financing family homes in the $550,000 to $700,000 range, and the jump from about 6.5% this summer to above 7% in October cut what they can borrow. But East Bridgewater was already the softest market on our list before rates moved: it was one of three towns where Q3 prices fell year over year, and it has had more listings than usual since September.

Selling in East Bridgewater when buyers have the edge

A buyer touring East Bridgewater this month has 29 options and very little pressure. They will negotiate on price and on condition. The inspection report becomes a list of credits, and any property with a septic question, a well, an outbuilding or an old roof turns into a back-and-forth that can last weeks.

The hardest sales are the houses that come with a story: an estate that has sat empty since the funeral, a farmhouse that needs a new septic system, a home with smoke and soot damage from a kitchen fire that the insurance company is still arguing about. In a 29-listing market, those properties rarely get a fair look from retail buyers.
