Last month’s East Bridgewater report ended with a dare. The average home for sale in town was asking $897,733. The average home that actually sold went for $627,231. A $270,502 gap, the widest we had seen, and our headline said it plainly: somebody is wrong.
One month later we have the first answer. It was the sellers.

Asking prices on East Bridgewater’s unsold inventory dropped 8.4% in a month. Closed prices held steady, edging up 1.3%. Buyers did not move toward the sellers’ number. The sellers moved toward theirs.

That is the normal way a gap like this resolves. Some of the high-priced listings took price reductions. Others were joined by more modestly priced homes, which pulled the average down. Either way, the homes buyers were paying for stayed in the $620,000 to $640,000 band where East Bridgewater has traded all year.
But September brought a new problem
East Bridgewater had 20 single-family homes for sale at the end of September, the most in our 19-month record for the town and up from 12 in August. Only six homes closed during the month, down from 13 in each of July and August.
Put those together and months of inventory jumped from 0.98 to 1.74. Homes that did sell went for 98.38% of asking, the first time East Bridgewater has closed below list since April. And the active listings have been on the market an average of 55 days, up from 41 a year ago.

How the quarter looks
Step back to the full quarter and East Bridgewater is steadier than September alone suggests.

That is a town selling slightly more homes, slightly faster, at slightly lower prices. East Bridgewater is one of three markets in our coverage where Q3 prices fell year over year, along with Bridgewater and Rockland. It is a soft quarter, not a weak one.
What happens next
September’s six sales were mostly contracts signed in late July and August, at mortgage rates around 6.5%. With the 30-year average at 7.28% on October 1, the twenty homes now listed are competing for buyers whose budgets just shrank by roughly 7%. Expect more of what September showed: more price reductions on the high end, and longer marketing times for homes that need work.

The lesson of August and September is that East Bridgewater buyers know what a house is worth here, and they will wait you out. Pricing above the market costs time, and time costs money: taxes, insurance, heat and the price cut you end up taking anyway.
