Bridgewater’s Busiest Quarter in 18 Months Came With Lower Prices, and That Isn’t a Contradiction

Bridgewater did something in the third quarter that most South Shore towns did not. It sold a lot more houses.

Sixty single-family homes closed in Bridgewater between July and September 2026, compared with 50 in the same months of 2025. That 20% gain is the third-largest volume increase among the markets we track, and Q3 was Bridgewater’s busiest quarter in our 18-month record.

At the same time, the average sale price slipped. Q3 2026 averaged $657,523, down 2.5% from $674,487. September alone came in at $630,470, the lowest monthly average since December 2025 and 10.9% below September 2025.

More sales at lower prices can sound like a market under strain. In Bridgewater’s case it is closer to the opposite.

Who is buying in Bridgewater

Bridgewater has a wider spread of housing than most of its neighbors. There are the newer subdivisions and larger colonials toward the Raynham and Middleborough lines, the older homes around the town center and Central Square, and a deep supply of modest capes, ranches and former student rentals near Bridgewater State University.

When the market is busy at the top, the average price climbs. When it is busy at the entry level, the average falls even if each individual house is worth what it was a year ago. Bridgewater’s Q3 looks like the second case: more buyers, buying more of the town’s more affordable houses.

The other numbers support that reading.

  • Buyers paid 101.32% of asking in Q3 2026, slightly more than the 101.17% of Q3 2025. A market where prices were falling would not see sellers getting more over list.
  • September homes sold for 100.06% of asking. Not a bidding war, but no discount either.
  • Months of inventory was 1.65 at the end of September, tighter than 1.86 a year ago and below the statewide 2.05.

The one number we’d watch

Bridgewater had 35 homes for sale at the end of September, up from 32 in August and 32 a year ago. That is not alarming by itself. What stands out is how long those listings have been sitting: an average of 42 days, up from 30 in August.

In our August report, Bridgewater’s best statistic was how quickly it had cleared its backlog. Unsold listings had fallen from 93 days on market in December 2025 to just 30 days by August. September is the first month that number has gone back up meaningfully. It suggests the newest batch of listings is not moving as quickly as the summer’s did.

Entry-level buyers and 7% rates

Bridgewater’s Q3 strength came from the same buyers who are now most exposed to higher rates. First-time buyers and young families shopping in the low-to-mid $600,000s often put down less than 20%, use FHA financing, or both. When the Freddie Mac 30-year average went from 6.76% in early September to 7.28% on October 1, their maximum purchase price fell with it.

That does not mean Bridgewater’s volume will collapse. It is a commuter town with a university, a commuter rail stop and Route 24 and Route 495 access, which gives it a broad and steady demand base. But the fourth quarter will tell us how much of Q3’s strength was a rush to buy before rates moved.
