Bridgewater Sold 35% More Homes This Year and Cut Its Listing Backlog by Two Thirds

If you want to see what a healthy, functioning housing market looks like in 2026, Bridgewater is a good place to start.

Not the most expensive. Not the fastest. But across almost every measure that matters, Bridgewater is moving in the right direction while much of Massachusetts drifts the other way.

Start with volume. Bridgewater closed 107 single-family sales between March and August 2026, against 79 in the same six months of 2025 — a 35.4% increase. August alone delivered 18 sales versus 10 a year earlier, an 80% jump. Statewide, that same March-to-August window was flat, down 0.4%. Bridgewater grew while Massachusetts stood still.

The backlog cleared out

Here is the statistic that impressed us most in this data set.

In December 2025, the average Bridgewater home sitting unsold on the market had been listed for 93 days. By August 2026 that figure had fallen to 30 days.

That is not the time it takes homes to sell. That is how long the current unsold inventory has been sitting — a direct measure of how much stale product a market is carrying. Bridgewater cut its listing backlog by roughly two thirds in eight months. A year ago in August it stood at 65 days. Today it is 30, a 54% improvement.

Markets that are struggling accumulate old listings. Bridgewater has been clearing them.

Prices climbed without breaking anything

The average Bridgewater single-family home sold for $676,616 in August 2026, up 13.2% from $597,845 a year earlier.

Across the matched March-to-August window the weighted average was $675,362 against $650,179 in 2025 — a steadier 3.9% gain, which is the more realistic read on appreciation here. That still comfortably beats the Massachusetts figure of 2.1% for the same period.

The town’s high-water mark this year was $712,528 in March. It has traded in a $625,000 to $712,000 range through 2026 without the wild swings you see in the smaller markets nearby, which is what you would expect from a town that closes fifteen to twenty-five homes a month rather than two or three.

Where Bridgewater looks less rosy

Two things temper the picture.

The sold-to-list ratio has softened. Bridgewater came in at 99.57% in August 2026, meaning the average home sold just below asking. That is down from 99.75% a year earlier and well off the 103.96% the town posted in July. Bridgewater is not a bidding-war market at the moment — it is a market where buyers and sellers negotiate and meet near the number.

And inventory has grown. Active listings rose to 32 in August from 26 a year ago, up 23.1%. That said, because sales grew faster than listings, months of inventory actually improved for sellers, dropping to 1.58 from 1.86 — and Bridgewater is now tighter than the state’s 1.66.

Homes that closed in August had been listed 30 days, against 27 a year earlier. Slightly slower, but well ahead of the Massachusetts average of 39 days.

The Bridgewater seller’s position

This is a market where a well-prepared house does well. Fifteen to twenty-five buyers a month are transacting, the market clears its inventory, and prices have appreciated meaningfully over the year. If your home is in solid shape, list it and expect a fair, reasonably quick outcome around your asking price.

The friction point is the same one every town on the South Shore has: the house that is not ready. Bridgewater has a wide mix of stock — student rentals near the university that have been hard-used for years, older colonials in the town center, ranches out toward the Titicut and Vernon Street areas, and properties that have been in families for generations. Homes in those categories often carry deferred maintenance that a retail buyer’s inspection will find and a lender may balk at.

Bluefin Property Buyers buys Bridgewater homes for cash, as they are. We do not ask for repairs, we do not require a cleanout, we do not charge a commission, and we do not need a bank’s approval to close. If you have a rental with problem tenants, an inherited property nobody in the family wants to manage, or a house you simply do not want to spend another season fixing, we can give you a firm number and a closing date you pick.
