West Bridgewater sells very few houses. Sixteen in the third quarter. Five in September. In August we spent much of our report warning readers not to over-read monthly swings in a town this small.
That warning still stands. But there is one pattern in West Bridgewater’s data that is too consistent to be noise, and it shows up most clearly when you look quarter by quarter instead of month by month.

Every quarter since the end of 2025 has been higher than the one before. Q3 2026’s average of $814,282 is 37.4% above Q3 2025, the largest year-over-year price increase in any market we cover. And unlike some of the town’s one-off monthly spikes, it is spread across sixteen sales in three different months: $718,000 in July, $816,813 in August, $868,000 in September.

What is actually rising
Not every West Bridgewater house is worth 37% more than it was a year ago. What changed is which houses are selling.
West Bridgewater’s housing stock runs from small capes and ranches near the center to larger newer colonials and properties with real acreage off Route 106 and River Street. In 2025 the town’s sales leaned toward the smaller end. In 2026 they have leaned hard toward the larger end. That shift in mix is most of the staircase.
It also tells you who the West Bridgewater buyer has been this year: someone shopping in the $750,000 to $900,000 range, usually with a large mortgage. That is the buyer most exposed to what happened to rates in September.
Inventory: still the loosest market we track
West Bridgewater had 11 homes for sale at the end of September and 2.44 months of inventory. That is down from a peak of 4.00 months in July and 3.47 in August, but it remains the highest months-of-inventory reading of any market in our coverage, ahead of Hull (2.38) and Plymouth (1.97), and above the statewide 2.05.

Homes take time here. September’s five closings averaged 74 days on market. The 11 homes still listed have been up for an average of 67 days. Sellers met their asking price at 99.34%, but they waited for it.
The rate math on an $814,000 house
With 20% down, the monthly principal and interest on an $814,282 purchase is about $4,117 at a 6.5% rate and about $4,457 at 7.28%, the Freddie Mac average on October 1. That is roughly $340 more each month.
For a buyer who was approved at 6.5% in the summer, the same payment now supports a price closer to $752,000. In a town where the most recent buyers have been paying over $800,000, that matters.
West Bridgewater’s staircase was built on summer contracts. Whether it holds through the winter depends on buyers who have just lost about 7.6% of their purchasing power.
