Rates Went Up and Hull Sold More Homes. Why the Peninsula Plays by Different Rules.

October was the month higher mortgage rates finally showed up in Massachusetts sales. Statewide closings fell 12.8% year over year. Weymouth fell 41%. Quincy and Bridgewater each fell 13%.

Hull went the other way. The town closed 12 single-family sales in October 2026, up from 8 in October 2025. That is a 50% increase, and it is more homes than Hull sold in August (6) or September (10).

Why rates matter less in Hull

We have written before that Hull’s buyers are different. They are largely second-home buyers, retirees and people moving to the water by choice, and many of them buy with cash or large down payments. A buyer financing 95% of a Weymouth cape feels every quarter-point. A buyer selling a house in Wellesley to move to Nantasket feels much less.

October shows that difference in the numbers. While most of the region slowed, Hull’s sales rose and its homes sold faster: an average of 43 days, down from 52 in September and Hull’s quickest month since May. That is now essentially the same as the statewide 44 days, which is unusual for a town that is normally much slower than the state.

Hull’s year so far

Step back to the full year and Hull’s 2026 is well ahead of 2025.

  • 89 sales from January through October.
  • An average sale of $1,001,354 for the year to date. Hull is the only market we cover averaging above $1 million in 2026.
  • From April through October, 74 sales against 63 in the same months of 2025, up 17.5%, at an average price of $1,010,190, up 15.8%.

October’s average sale was $953,325, down 6.0% from a year earlier and below September’s $1,174,600. In a town with 10 or so sales a month, that is about which homes closed. The three-month average from August through October was $1,063,836, up 13.4%.

What hasn’t changed: the discount

Hull buyers still negotiate. October homes sold for 97.18% of asking, and Hull has now closed below list price in 17 of the last 20 months. On an average Hull sale, that is roughly $28,000 off the asking price.

Supply is also a little higher than last year: 28 homes for sale, up from 25, and 2.67 months of inventory. But the listings are fresher than they were. Active listings have been on the market for an average of 55 days, down from 82 in September, and their average asking price has come down from $1,350,633 to $1,150,228 as some high-priced homes sold or were cut.

Selling a Hull home that isn’t on the water, or isn’t in shape

The buyers driving Hull’s market want a particular house: updated, on or near the water, ready for next summer. Hull has plenty of homes that are not that house — inland cottages on small lots off Nantasket Avenue, older homes in flood zones that need elevation work, houses worn down by salt air and storms, and family properties that several heirs share and nobody uses.

Those homes do not benefit from Hull’s million-dollar headlines. They negotiate harder, sit longer, and often need work a seasonal buyer does not want to take on.
