At this time last year, a buyer looking for a single-family house in Quincy had 23 to choose from. At the end of October 2026 they had 56.
That is a 143% increase, and it is the most single-family listings Quincy has carried in our records, which go back to early 2023. In almost any market, more than doubling supply would push prices down.
Quincy’s prices went up. The average single-family sale in October was $834,131, up 15.3% from $723,547 in October 2025.

Why prices didn’t break
Three things are keeping Quincy prices firm.
The new listings are cheaper. The average asking price on Quincy’s active listings is $1,007,295, down 30% from $1,436,147 a year ago. Last fall, a handful of expensive homes made up much of what was for sale. This fall, much more of the supply is ordinary Quincy housing in the $650,000 to $900,000 range. That is the kind of listing that sells, and it sells at a normal Quincy price.
Buyers kept paying close to asking. October homes closed at 99.65% of list. That is the first below-asking month since January, but only just. Quincy buyers are not getting discounts. They are just no longer bidding over.
Quincy’s location premium did not change. Red Line access at Wollaston, North Quincy and Quincy Center, a 20-minute drive to downtown when traffic cooperates, and a coastline from Squantum to Houghs Neck keep Quincy near the top of the list for buyers who work in Boston and cannot afford to live there.

Where the slowdown is showing
Prices held, but activity did not. Quincy closed 26 single-family sales in October, down from 40 in September and 30 in October 2025. For the year, Quincy has closed 247 sales from January through October, about 17% fewer than the 299 in the same months of 2025.
Months of inventory rose to 1.70, from 0.63 a year ago. Homes that sold in October took 37 days, up from 29 in September.
That is what a rate shock looks like in a supply-driven market. In September, Quincy sold through a summer’s worth of pent-up listings. In October, with mortgage rates above 7%, fewer buyers could reach an $834,000 price, and the ones who could had more homes to choose from.
On that average sale with 20% down, the monthly principal and interest payment is about $4,548 at October’s 7.24%, compared with about $4,130 at last fall’s 6.3%.

Thinking about selling a house in Quincy this winter?
If your house is updated and priced like the homes that are selling, Quincy is still a strong market. Prices are up and buyers are paying close to list.
The 56 listings change the math for everything else. A buyer touring Quincy in November can skip the Wollaston colonial with the original knob-and-tube and the Quincy Point house that needs a roof, because there are a dozen move-in-ready options nearby. Owners of older two-families, inherited houses, and homes that have been rented for decades are the ones who will feel the extra competition first.
