New listings in Massachusetts fell 1.35% year over year in August of 2025 using data derived from MLSPIN. What does this mean for the Massachusetts Housing Market Trends 2025?
Massachusetts Single Family inventory stubbornly remains low. The growth that we had been seeing in the market has stalled. We had initially seen more listings coming on the market with fewer Massachusetts Single Family homes going under agreement. In August, that was not the case.

Yes, this year was a 1.35% year over year decrease. But compare that to the August 2017 numbers! Comparing the August 2025 new listing numbers to the August 2017 new listings means that we have seen a 38.3% decrease. Those are some astounding numbers!
And THAT is why Massachusetts Single Family Home Values have not fallen. The amount of new listings have gone down with the decrease in sales.
Massachusetts Single Family Price Reductions
The amount of price reductions in Massachusetts decreased by 16% year over year in August. Do fewer concessions mean stronger demand in the Massachusetts Real Estate Market?
We saw 299 Single Family houses throughout Massachusetts give a price reduction in August of 2025. This is a 16% drop compared to the 356 that we had seen in August of 2024.
Year over Year Massachusetts Single Family Price Reductions

The decrease in price reductions in 2025 is notable compared to 2023, 2024 and 2025. These are good comparison years as they had a similar amount of inventory that was on the market. Comparing this year’s price reduction data to 2017 would not an apples to apples comparison as there was nearly twice the amount of inventory on the market at that time.
Does the decrease in price reductions mean that the Massachusetts Real Estate market is picking up? Not necessarily. The market is chugging along and my personal perspective of being in the market was that August was a very slow month. Keep in mind that August under agreement data will really be seen in the late September to October sales levels.
I think there is a lot of seller stubbornness in the market place. Sellers just trying to hold on and justify higher prices. Not listening to the market dynamics. And I say that as I was possibly one of them.
There are many sellers that are having difficulty selling. Some of these sellers are resorting to massive headaches selling traditionally. The houses that are selling are generally the ones that are perfect. What does perfect mean? It means in perfect condition with the perfect showing conditions and aggressively priced.
