Last month we made a prediction about Holbrook. Its buyers are some of the most payment-sensitive on the South Shore, we wrote, so this would be the town where 7% mortgage rates showed up first.
So far, we were wrong.
Holbrook closed 13 single-family sales in October 2026, up from 7 in October 2025. That is an 86% increase, the biggest year-over-year gain of any market we track, in the same month that statewide sales fell 12.8%. It was Holbrook’s busiest month since November 2025.

Why we may have had it backwards
When rates rise, buyers do not all leave the market. Many of them move down a price band instead. A family that was shopping in Braintree or Weymouth at 6.5% may find that at 7.24% the house they can afford is in Holbrook.
October’s numbers are consistent with that. The two most affordable towns we cover both sold more homes than a year ago: Holbrook, up 86%, and Rockland, up 12.5%. Weymouth, a step up in price, fell 41%. Ten or so sales a month is too few to prove a trend, but it is a pattern worth watching.
The October details support it too:
- Average price $583,377, up 7.7% from $541,429 a year ago.
- 25 days on market, Holbrook’s fastest month since June.
- 99.16% of asking, close to full price.
On that average sale with 20% down, principal and interest is about $3,181 a month at 7.24%, roughly $290 more than at last fall’s 6.3%. That is real money, but it still buys a single-family house within reach of the Braintree Red Line and Route 24, which is rare at that price.
Where our prediction may still come true
There is another side to October. Holbrook had 24 homes for sale at the end of the month, the most in our record and up 50% from 16 a year ago. Months of inventory reached 2.40, also a record for the town. And those listings are aging: an average of 61 days on market, up from 39 a year ago.

So Holbrook’s buyers kept buying, but sellers listed even faster. If the trade-down buyers keep coming, those 24 homes will sell through the winter. If they do not, Holbrook has more supply than it has ever had in our data, at a time of year when demand usually thins.
Our September Holbrook report has the original prediction and the rate math behind it.
If you own a Holbrook house that needs work
Trade-down buyers are stretching to get into Holbrook. They want a house they can move into, not one they have to rebuild. With 24 listings to compare, they will pass on the split-level with the original 1960s kitchen, the cape with one bathroom and an oil tank in the basement, and the inherited house that still holds forty years of belongings.
We know those houses because we buy them. Our 10 Newton Avenue renovation in Holbrook started with a title problem and hidden damage and ended as a finished family home, without the seller having to manage any of it.
Bluefin Property Buyers buys Holbrook homes for cash, as-is. We are a Massachusetts company that renovates and resells houses on the South Shore, so there are no repairs, no cleanout, no commission and no buyer’s lender involved, and you pick the closing date.
