Halifax Just Had Its First $800,000 Month. Here’s What Nine Sales Can and Can’t Tell You.

Nine single-family homes sold in Halifax in October 2026. Their average price was $811,389.

That is the highest monthly average in our 20 months of Halifax data, the first month above $800,000, and 24.5% more than October 2025’s $651,767. For a town where the typical home has traded in the high $500,000s and low $600,000s for most of the last two years, it is a striking number.

It is also nine sales. So before anyone reprices their Monponsett cottage, here is what the number does and doesn’t tell you.

What it can’t tell you

It cannot tell you that Halifax homes are suddenly worth 25% more. In a town that sells a handful of houses a month, two or three larger homes closing in the same month will move the average by six figures. October almost certainly included more of Halifax’s bigger, newer homes than a typical month.

The longer view is calmer. From August through October, Halifax’s average sale was $678,431, up 9.2% from $621,383 a year earlier. That is a solid gain on 39 sales, not 25% on nine.

What it can tell you

It does tell you something about who is buying in Halifax, and what they will pay.

Last month we noted that the five homes left on the market were asking an average of $775,598, well above what Halifax had been selling for, and we suggested buyers were passing on them. October partly proved that wrong. Buyers paid more than $800,000 on average, which means there is real demand for Halifax’s upper end, from buyers who want land, space and lake access and cannot find it at that price closer to Route 3.

Still almost nothing to buy

Halifax ended October with five single-family homes for sale, the same as September. Months of inventory fell to 0.43, the lowest in our record. Statewide, Massachusetts sits at 2.19 months.

That puts Halifax in a category of its own this fall. Nearly every other town we cover added listings over the past year. Halifax has fewer homes for sale than it did in October 2025. Since April, it has closed 63 sales, half again as many as the 42 it closed over the same months last year.

The five listings that remain have been on the market an average of 91 days. Buyers are not waiting for them. They are buying whatever comes up at the right price, quickly. October sales took 36 days on average, and closed at 98.94% of asking.

Selling in Halifax this winter

Halifax sellers are in an unusual position. With almost no competing listings, a house that is priced sensibly and in decent shape has very little to compete with.

The exceptions are the houses Halifax has plenty of: seasonal cottages around the Monponsett Ponds that were never built for a New England winter, older capes with septic systems that will not pass Title V, homes on private wells, and houses left empty after an estate. A buyer using a mortgage at 7% usually cannot close on a failed septic, and a cottage sitting vacant from November to April invites the kind of damage that turns a sale into a repair project.

Bluefin Property Buyers buys Halifax houses as-is for cash. We are a Massachusetts company that renovates the homes we purchase, so a failed Title V, an unwinterized cottage, or a basement full of belongings does not stop a sale with us. No repairs, no commission, and you choose the closing date. Ask Bluefin Property Buyers for a cash offer and see where your Halifax property stands.
